A construction manager can facilitate the smooth running of your next remodeling
project by bringing education and experience as well as extensive background
in coordinating subcontractors, establishing schedules, and riding herd on all
the participants of a project.
The goal of any construction manager is to bring the project as conceived and
designed in on time and for the budgeted amount. With multiple subs involved
scheduling and coordinating a mid- to large-scale remodel can tax any homeowner,
so the value added with a specialist who can pull all the activities together
and get work done in a timely way more than pays his way. With solid background
in the construction field, the construction or project manager often knows who
the best subcontractor is for a particular job and that can save you time and
money.
To choose a capable construction or project manager, the following tips might
be useful:
- Ask candidates if they are certified through the American Institute of Constructors
(AIC) or the Construction Managment Association of America (CMAA). Certification
is voluntary, but verifies that your construction manager has passed a specified
level of professional competency
- Ask for a copy of their résumé. What coursework or degree
programs have they completed? Many community colleges offer two-year programs
and universities offer both bachelor's and master's degrees in construction
management.
- Ask what field experience they have and whether they are licensed contractors
in a specialty. Many CMs start out as subcontractors or generals and through
education and experience assume more responsibility and take additional classes.
