The prospect of reroofing your home is enough to upset the equanimity of almost any homeowner. Depending on the age and number of layers already on your house, the project may require a complete tear off of existing roofing material. Additional resheathing or repair may be necessary.
Because it is such a large, expensive job, it makes sense to evaluate your roofer with extra care. Unfortunately, though the majority of roofers are competent, experienced, and conscientious professionals, roofing has been subject to more than its share of fraud and scams.
The following tips should help you find the best roofer for your project:
- Don't hire anyone who comes to you. Marketing aside, many of the roofing scams are initiated by someone knocking on your door and talking you into a project that is ultimately poorly done with low quality materials. If you don't initiate the contact, walk away.
- Ask for current licenses and insurance. Verify with your state contractor's board, the insurer, and the Better Business Bureau that the roofer is a contractor in good standing, with current insurance, and has no unresolved complaints against him.
- Find out how long he has been in business under his business name; the longer he's been in business the more confidence you can have in his experience and business acumen.
- Get references and addresses of homes he's roofed. Drive by and look at them. Contact the homeowner and find out if he did a good job and did a good clean up job. If landscaping was ruined, did he compensate the homeowner for damage?
- Get a warranty in writing that covers the workmanship and details how a material failure is to be handled.
No project is perfect and it seems like there is always some kind of snag. To prevent frustration, work with your roofer to get your questions answered in full before work starts. He'll reward you with an excellent roof at an appropriate cost.
